This document sets out the conditions under which you use zelmanto.com and, where applicable, the crowdlending services offered by Zelmanto Inversiones Colectivas S.R.L. By using the site you accept these terms.
1. Purpose of the platform
Zelmanto is a digital platform that connects investors with real estate projects located in Bolivia through crowdlending. Our role is to structure, publish and administer the projects — not to guarantee returns.
2. Eligibility
You can register if you are of legal age in Bolivia (18 years or older), have full legal capacity and can identify yourself according to the KYC process required by Law 164 and ASFI regulations. Zelmanto may refuse or close accounts that do not meet these requirements.
3. Investment risks
Every real estate investment carries risk. Yields shown are estimates based on a project's business plan, not promises. You may recover less than you invested. Read every project sheet in full before committing capital.
4. Fees and costs
Registration and browsing the platform is free. When you invest, a management fee — clearly displayed before you confirm — is applied. There are no hidden charges.
5. Intellectual property
All content on this site (text, images, logos, code) is owned by Zelmanto or duly licensed. You may consult it for personal purposes but not exploit it commercially without prior written authorisation.
6. Prohibited use
You agree not to use the platform for fraud, money laundering, financing of illicit activities, automated scraping or any behaviour that harms other users. We will report to the authorities any conduct we detect that contravenes Bolivian law.
7. Liability
Zelmanto is not liable for indirect damages, loss of profits or third-party decisions taken based on public information from the platform. Our liability is limited to what is expressly set out in the specific contract of each project.
8. Applicable law
These terms are governed by the laws of the Estado Plurinacional de Bolivia. Any dispute will be resolved by the ordinary courts of the city of La Paz, unless a specific agreement provides otherwise.
